When buying or selling a house, Northamptonshire is considered a high-risk area for radon gas. Radon is a natural, colourless, and odourless radioactive gas.
Certain areas, including parts of Northampton, Desborough, Rothwell, Corby, Wellingborough, Irthlingborough, Daventry, Towcester, Raunds and Kettering, are identified as having higher radon gas potential and this will be highlighted in the environmental search.
Buyers / sellers can carry out short term indication screening tests and / or a radon bond is often agreed, where a solicitor holds a sum of money (often around £2,500 - £3000) from the seller for 4–6 months.
It ensures funds are available for remediation if the post-completion 3 month verified test shows high radon levels. The radon bond allows the sale to proceed without delay and the new owners to carry our Radon mitigation once they have moved into the property, should it be needed.
Remember! If an area is designated as a radon hot spot it doesn’t automatically mean that the living conditions are unsafe; a radon test is the only way to be sure of the accurate radon levels within a property so you can then take any necessary further steps.
