Buying or selling a property in a radon affected area, can be a real head scratch for those involved in the process.
If the property you are buying or selling is located in a radon affected area. Radon Protection UK would recommend arranging a bond / retention, to cover any remedial works should they be required.
A bond works by allowing the sale to proceed and the new property owners to do a radon test once in the property.
There are short term screening tests available, however these tests are only an indication and not verified, but they can certainly help to establish if elevated levels of radon gas may be present.
The standard verified radon test is carried out over 3 months. You can purchase this from our Radon Test shop <<here>>
This is where we would also recommend you arrange a bond life of around 5-6 months to allow time to move in, test and add mitigation if necessary.
UK Health Security Agency recommends that radon levels should be reduced in homes where the average is more than 200 becquerels per metre cubed (200 Bq m-3). This recommendation has been endorsed by the Government.
This Action Level refers to the annual average concentration in a home, so radon measurements are carried out with two detectors (in a bedroom and living room) over three months, to average out short-term fluctuations.
The Target Level of 100 Bq m-3 is the ideal outcome for remediation works in existing buildings. If the result of a radon assessment is between the Target and Action Levels, action to reduce the level should be considered, especially if there is a smoker or ex-smoker moving into the home.
In most cases, the test shows radon levels below the action level, then no further action is necessary and the bond money is released to the seller.
If levels are elevated, Radon Protection UK would carry out a site survey of your property and put forward a remedial solution to reduce levels of radon within the property.
Our team have many years of experience implementing these methods in buildings and successfully bringing radon levels down to a low concentration. If you would like an indication of an estimated cost for a radon mitigation system, to help secure you radon bond , please do not hesitate to contact us
